Why These Photos Matter
Between signing your management contract and the property being professionally photographed and fully onboarded, we aim to get your listing live on Airbnb as early as possible to capture advance bookings. To do this, we need placeholder photos—even a few decent shots of your space help us generate interest and early reservations.
If no interior photos are available, we’ll temporarily upload scenic shots from the local area. However, your photos—even if taken on a smartphone—are far more effective. Follow this guide to capture listing-worthy images that help your property stand out from day one.
Step 1: Preparation
- Clean and declutter
- Ensure the property is spotless and free of clutter.
- Make all beds, fluff pillows, and arrange towels neatly.
- Hide wires, personal items, toiletries, garbage bins, and remotes.
- Stage the space
- Add cozy touches: throws, cushions, wine glasses, books, or breakfast trays.
- Neaten bed linens - remove wrinkles and check pillows are neat.
- Open curtains and blinds to let in natural light.
- Ensure chairs around tables are neat.
- Turn on all lights, including lamps, for warmth.
- Wipe the camera lens
- Use a microfiber cloth to remove smudges that can cause blurring or glare.
Step 2: Shooting the photos
- Camera settings
- Turn on gridlines (helps with alignment).
- Use HDR (High Dynamic Range) if available.
- Photos need to be landscape and set at 16:9 (press the down arrow at the top of the screen to change frame size).
- Zoom out to 0.5.
- Set focus and adjust brightness by tapping on the screen.
- Framing
- Hold the camera at chest height (about 4–5 ft off the ground).
- Shoot corners of the room, not straight into walls, to show depth.
- Use landscape (horizontal) mode—never portrait.
- Key shots to capture
- 📍 Exterior: Front of house, yard, patio, hot tub, BBQ
- Take photos of each room trying to get as many features in the photo as looks good i.e. if there is a ceiling fan, try get that in the shot. Often best to stand in each corner of the room to take multiple photos.
- 🛏️ Bedrooms: Show beds and key features
- 🍽️ Dining & Kitchen: Table setting, appliances, full kitchen view
- 🛋️ Living Room: Sofa, fireplace
- 🛁 Bathrooms: Vanity, shower, amenities
- 🧺 Other: Laundry area, storage, gear room, views, nearby features (if walkable)
- If there are great views from any balcony, deck or window, ensure these are also captured.
- Take photos of the exterior of the building and parking spaces if required.
- It’s always better to have too many photos than not enough! We don’t need to upload all of them but good to have a selection to choose from.
Post property clean and set-up
Once your property is fully set up, our team will arrange for professional photography to ensure your listing shines. Depending on the management plan you've selected, this may be included for free (Premium), available at 50% off (Enhanced), or offered at standard rates (Essential).
